Description: The redevelopment of a Kāinga Ora site using standard housing typologies at Vinegar Hill Road, Whangārei for the purpose of increasing the number of warm, dry and safe homes (capable of achieving 6 Homestar certification) available for public housing in the Northland Region.

Our role as Project Architect included:

  • Documentation and coordination for resource consent and building consent based on standards plans.

  • Working with Kāinga ora development team, and consultant team.

  • Coordinating drawings and producing documentation.

We completed detailed design and documentation for 6 buildings (8 units in total: units 1-4: 4x two-storey five-bedroom standalone dwellings, units 5-6: 2x single-storey two-bedroom units, and units 7-8:  also 2x single-storey two-bedroom units) using Kāinga Ora’s standard multiproof typologies, with the following agreed modifications to standard typology to meet Kāinga Ora accessible and full universal design requirements:

  • Units 1 and 4 adjusted layout with new laundry location, accessible changes to downstairs bedroom and bathroom;

  • Units 2 and 3 revised footprint for car parking requirements, accessible changes to garage, laundry, downstairs bathroom and bedroom; and

  • Units 5 – 8, new intertenancy wall to create duplexes, accessible changes to bathroom, laundry and master bedroom.

We worked to produce desired yield outcomes for development,while keeping the best outcome with the end-tenant in mind. This included exploration of best use of the site for desired yield, with consideration to culturally appropriate outcomes. Application for building consent was lodged in early 2023, and construction was completed in mid-2024.
